Desbarres reported that he had written to Sparrow and delivered Copy of his letter.

Read Mr Ashfields Memorandum of a Conversation, to prove Sparrow had declared to have kept regular Accts of the Charts &c. Sold by him ___ Mr Ashfield appeared and confirmed the memorandum.

Mr Burns was desired to give an Acct of Desbarres Estates in Nova Scotia.

In 1782, he commanded at Fort Cumberland, Minudie a fine increasing Settlement __ well laid out __ 30 Families on it __ he was informed by the People in the Country, that dyking cost from 20 to 40/ pr acre __ Great Quantities of Corn risen and cattle __ the People live in [?] plenty __ reckoned the best Part of Nova Scotia the finest grass Country upon Earth __ 3000 Acres of Dyke Land __ may be worth £1000 a Year __ Rent paid in Corn and Cattle, which are reliable of good Prices Mr Barron hold about 1000 Acres of the same Property [p. 1225] which he considers as worth £2500.

Mr Burns Says Macan & Napan (8000 acres) is available Property__ he knew 12 yorkshire Families settled here as Farmers, getting forward vey fast, These many other Families he was not acquainted with. He thinks dyked and drained Land fit for Culture is worth at least 5/ pr Acre yearly, in Minaudie. Hay from Macan sold at Cumberland [/}to 35/ pr Ton __ the cultivated land in grass & grain in Macan is very good __ upon his own opinion the Land would be let at an easy Rent at 2/6 pr acre and believe the present Tenants would not part with their Land at 5/ pr acre _

4 Rights of Land in the Township of Cumberland Mr Burns does not know these Lands in particular but that in general the Land is a fine grazing Land all around that Country, and great quantities of Cattle are reared up there.
