Registered atone of the Clock at noon
on the twenty fifth day of January 
AD 1783, on the Oath of Wm Slater 

}This indenture made the Twentieth Day
{ of January In the year of our Lord one
}thousand seven hundred and Eighty 
{three, and in the Twenty third year 
{of the Reign of }our Sovereign Lord 
{George the Third by the Grace of God 
{of Great Britain France and 
Ireland King Defender of the ffaith and so forth, Between William Slater of Halifax in the County of Halifax and Province of Nova Scotia Merchant and Lydia his Wife of the one part, and Samuel Sparrow of the same Place Merchant, of the other part; Witnesseth that the said William Slater and Lydia his Wife for and in consideration of the sum of three hundred and Twenty Pounds Current money of the Province aforesaid, to them in hand well and truly paid by the said Samuel Sparrow, at or before the Ensealing and delivery of these Presents / The receipt whereof they and each of them do fully Acknowledge and for ever exonerate and discharge the said Samuel Sparrow his Heirs Executers and Administrators/ Have granted, Bargained, Sold, Assigned, Enfeoffed, Released, Conveyed, and Confirmed, and the said William Slater and Lydia his Wife by those presents Do, and each of them Doth Grant Bargain, Sell Assign, Enfeoff, Release, Convey, and Confirm Unto the said Samuel Sparrow his Heirs and Assigns All that half Lott of Ground Situate lying and being in the North Suburbs of the Town of Halifax described Letter A Number Twelve fronting Easterly on Water Street and there measuring fifty feet with the Messuage Tenement or House thereon Commonly known by the Name of the Red Hospital and all other the Buildings Erections and Improvements and all and every the Appurtenances unto the same belonging, or in any wise Appurtances and also the Water Lot in front of the said half Lot of Ground and promises measuring fifty feet in front and Extending into the Harbour three hundred feet more or less as the same is Licenced by His Excellency the Governor, with the revision and revisions remainder and remainders Rents Issues and profits thereof also all the Estate Right Title Inheritances possession claim and demand whatsoever both in law and Equity of the said William Slater and Lydia his wife Wife [sic] in to or out of the promisses To Have and to Hold the said half Lot of ground Messuage Tenement or Houses Buildings and improvements with the Appurtenances as also the said Water Lot in front as here before described unto the said Samuel Sparrow his Heirs and Assigns to the only proper use benefit and behoof of him the said Samuel Sparrow his Heirs and Assigns for Ever And the said William Slater for him of his Heirs Executors and administrators does hereby Covenant promise grant and agree to and with the said Samuel Sparrow his Heirs Executors and administrators that the said William Slater at or immediately before Executing others presents is the true and Lawfull owner and and proprietor of the said half Lott of Ground Messuage or Tenement with the Appurtenances as also the water Lott here in before described and that he hath in himself good Right full Title and absolute power and Authority to Grant bargain, and Solt the said Promisses with their and every of their Appurtenances unto him the said Samuel Sparrow his Heirs and Assigns for Ever, and the said William Slater for himself his Heirs Executors and Administrators does hereby further Covenant promise grant and agres to and with the said Samuel Sparrow his Heirs and Assigns, the said half Lott of Ground Messuage or Tenements with the appurtances as also the said Water Lott as here in before mentioned shall and will warrant and defend the [Iseaesable?] and [qin?] of possession to him the said Samuel Sparrow his Heirs and Assigns of from and against any Person or Persons Lawfully claiming any Right or Title to the hereby bargains and Sold promisses, and of from and against any other or form or Gifts Grants, bargains, Sales, Loans, Mortgages jointures Dowers Right and Title of Dower and other Incumbrances whatsoever, the said Water Lott [Subject] [never the?] lots to such reservation and restrictions as are or may be required by his Excellency the Governor and his Majesty Council for the said Province only any thing herin contained to the Contrary in any wise notwithstanding In Witness where of the said parties have hereunto Sot those hands and Seals the Day and year first above written

 Received of and from the written Named Samuel Sparrow the sum of Three Hundred and Twenty pounds Currency being the full Consideration Money Money [Sic] within mentioned to be paid by him.

Be it remembered that on this Twentieth Day of January one thousand seven hundred and Eighty three Before me George Wm. Sherlock Esquire one of His Majesty's Justices of the [Peace?] for the County of Halifax personally appeared Mrs. Lydia Slater Wife of the within Named William Slater who being Separate and apart Examined from her said Husband Did Acknowledge that she freely and Voluntarily and without threats or compulsion from her said Husband or any other person Executed the foregoing Indenture of Bargain and sale and that she thereby relinquished all her right or Title of Dower to the promises therein mentioned all which I Attest under my Hand in my Capacity
